November 2019 – Market Analysis

As the holiday season approaches, we continue to see growth in the real estate market with the most recent monthly statistics from the Toronto Real Estate Board (TREB) showing an increase in both the number of sales and average sale price for November 2019 from the same month of the prior year.  The number of sales increased by 14.2 percent compared to November 2018 and the average price increased by 7.1 percent compared to November 2018.

Detached homes in the 905 region enjoyed a 27.8 percent increase in the number of sales and a 4.3 percent increase in average price in November 2019 compared to November 2018. For the 416 region, there was an 18.3 increase in the number of sales and a 4.9 percent increase in average price in November 2019 compared to November 2018. Notable is that the number of new listings decreased 17.9 percent from November 2018 (10,538) to November 2019 (8,650). This increasing demand paired with a decline in active listings has resulted in tighter market conditions with more competition between buyers.
